These Terms & Conditions (“Terms”) govern the use of this website and the accommodation services offered in connection with:

  • Villa Aspos

  • Villa Calivi

  • Villa Xalupi

(collectively referred to as “the Properties”).

By accessing this website, submitting an inquiry, or confirming a reservation for any of the Properties, you agree to these Terms.

1. Booking & Payment

  • All reservations are subject to availability and written confirmation.

  • For bookings made via Airbnb or other third-party platforms, the respective platform’s payment and cancellation policies apply.

  • For direct reservations, a booking is considered confirmed only after written confirmation and receipt of the agreed deposit.

  • The remaining balance must be paid within the timeframe stated in your booking confirmation.

2. Cancellation Policy

  • For reservations made through Airbnb, booking.com or Fewo Direktthe cancellation policy specified on the respective listing applies.

  • For direct bookings, cancellation terms are as stated in the written booking confirmation.

  • In the event of a no-show or early departure, the total agreed amount may remain payable as outlined in the confirmation.

  • We recommend that guests obtain travel insurance covering cancellation and unforeseen circumstances.

2. Check-in & Check-out

  • Check-in and check-out times are as specified in your booking confirmation.

  • Early check-in or late check-out may be possible upon prior request and subject to availability.

  • Guests will receive arrival instructions prior to check-in.

3. Guest Conduct

  • Guests are expected to treat the property with care and respect the surrounding environment and neighbouring properties.

  • Smoking is not permitted inside the house.

  • Pets are allowed only upon prior agreement and must be declared at the time of booking.

  • Parties, events or gatherings exceeding the agreed number of guests are not permitted without prior written consent.

  • Guests are responsible for ensuring that children are supervised at all times, particularly in outdoor areas.

4. Liability

  • The property owner is not liable for personal injury, theft, or loss of personal belongings unless caused by proven negligence.

  • Guests are responsible for any damage caused to the property during their stay.

  • Use of terraces, outdoor areas, and pools (where applicable) is at the guest’s own risk.

5. Intellectual Property

  • All content on this website, including text, images, logos, and design elements, is protected by copyright and intellectual property laws.

  • No part of this website may be copied, reproduced, or distributed without prior written consent.

6. Links to Other Websites

This website may contain links to external websites. We are not responsible for the content or privacy practices of third-party websites.

7. Changes to Terms

The property owner reserves the right to modify these Terms at any time. The current version will always be published on this website.

8. Governing Law

These Terms are governed by the laws of Greece.

Any disputes arising in connection with Villa Calivi shall be subject to the jurisdiction of the competent courts in Greece.
